5 Signs Your Roof Needs to be Replaced (Part 1)

Knowing when to replace your roof can be difficult, so many times home and business owners leave it until it’s too late. The most important thing to remember is that replacing your roof before it leaks can save you thousands of dollars in damage inside your home and out.

Age – Most roofs will last 20-25 years. If yours is older than that, you should begin looking at replacing it. Superficially it may look fine, but underneath, the tiles are likely deteriorating and getting weaker. One strong storm, heavy snowfall, or a series of very cold days can cause them to fall or blow off.

Curling or buckling shingles – If there are shingles on your roof that are starting to buckle that can be an indicator that you need to look to replace them. The buckling and curling happens when the tiles are beginning to dry rot. It is important to look at the roof in bright sunlight. If the roof is relatively new, it could mean that the shingles are defective. You might even get them replaced for free, depending on the warranty.

Roof valleys – The valleys in a roof are very susceptible to problems. These areas channel all of the water and snow that lands in an entire section of the roof. Look at the valley from the ground so that you are looking straight at the angle of the valley. If you see any gaps, curling, or cracking, you might be vulnerable to leaks. Also, look in your attic or crawlspace for water damage to see if it is already happening.

Shingle ‘gravel’ in the gutters – When you clean your gutters, you might find the granules from your shingles in the gutter. If you do, it means that this protective coating is washing off of your roof. It is an early indicator that your shingles are getting old and need to be replaced.

Light through the roof – When you go into your attic, if you see daylight through the shingle, you probably have a roof that needs to be replaced. No roof should allow light through. If it is does, it likely means that the roof has been compromised and will need to be replaced.

The key to understanding these signs is that they are warnings. Once you have a leak, you already know that you need to replace your roof. If you replace it before that, you can save having to replace ceilings, floors, and possibly personal possessions.
